**Utilities and Responsibilities:** The tenant will be responsible for transferring all utilities into their name and paying for all utility services, including garbage service, as well as a mandatory 1% professional handling fee of $16.09 based on the monthly rent. Monthly stormwater fee of $12.45. Renter's insurance is required. Tenants are responsible for lawn care, weeding, tree and bush trimming, and snow and ice removal.
**Application Policy and Procedure:** Each person (18 years and older) must provide a state-issued picture identification, a valid email address, and proof of income. A non-refundable application fee of $50.00 is required to run a background history rental, criminal, and credit check. Applications will be processed on a first-come, first-served basis. The first completed and approved applicant will need to pay the security deposit to secure their housing.
**Pet Policy and Procedure:** NO CATS, the owner is extremely allergic, and this will cause a health concern.
Other Pets
A non-negotiable and non-refundable animal/pet cleaning fee of $500 must be paid upfront.
Applicants must provide a picture of the pet, proof of breed, and (weight restrictions may apply), as well as up-to-date vaccination records and proof of spaying or neutering for verification with the veterinarian.
Please note that this property is not wheelchair accessible, and installation of a TV dish mounted on the house, garage, or deck is not permitted. This is a non-smoking property and does not participate in the Section 8 program.
