Rental History

• No more than 1 eviction within the past 3 years

• No more than 3 filings within the past 3 years

• Balance owed due to damages are an automatic denial

• Balance owed due to past due rent can be approved as conditional upon manual review (1.5x rent for SD)

Credit

• No minimum score requirements

• DTI% can be no more than 45%

• We review the body of the credit report for derogatory remarks such several as unpaid utility bills

• Student Loans and Medical are not considered or included in DTI

Criminal

• Registered sex offenders are an automatic denial

• Violent crimes are an automatic denial

• No criminal domestic violence charges more than once within the past 3 years

• Felony no more than 7 years (subject to review)
