Owner pays for water. Renter responsible for gas and electric. WiFi is flexible - owner can keep the current provider in place and add to the rent, or the renter can go their own route - can be discussed at a later date. Security deposit and first months rent due at signing (Check) . Security deposit refundable upon satisfactory inspection of the property at the end of lease term. No smoking allowed in the house or garage. Pets permitted (up to 2 - $50 per pet) and will require a monthly fee. Landlord holds the right to terminate the lease if any breach of contract is found.

Landlord is responsible for major repairs to the property, health and safety concerns, appliance maintenance.

Renter will be responsible for routine maintenance such as property cleanliness, lightbulb changes, smoke alarm batteries etc. Landlord will make concerted effort to ensure that backup bulbs and batteries are in stock at time of move in. Renter is also responsible for damage caused by themselves or guests. Lawn maintenance can be handled by the renter for a monthly credit of $75 month (mowing, edging, shoveling, reasonable weeding).

Renter should report issues to the landlord quickly and expect an equally quick response.

Emergency repairs constitute but are not limited to: Broken water heater, A/C or heat failure, water leaks, non functioning toilets and electrical issues. These should be addressed quickly by both parties.

Modifications to the property such as paint or modified fixtures are prohibited unless agreed upon by both parties. Nails are in place throughout to hang art/photos, however additional nails are prohibited from being placed unless landlord is consulted due to the plaster walls.

Landlord expects that at the expiration of the lease, the property will be in the condition it was originally found.
