I dont have experience with leases and I dont believe a tenant should have to pay for a couple extra months if they really have a need to leave. 30 day notice is fine. I dont use month to month to raise a rent before year is up or remove some one. My rent is the same as lease or Month to month.
Tenant should have a monthly income of around $6000 to qualify for rental. Should have a good work history and rental history. Viewing is by appointment as I cant always drive for appointment due to health. My son and property manager and the remodeler will show the Condo. I have free rental applications that I can send you so you would not have to use another
