What do we look for in an applicant?
-- INCOME MUST BE AT LEAST 2X THE AMOUNT OF RENT, except for individuals on disability or retirement benefits. Each application is approved on a case-by-case basis.
If you have a partner (or spouse) that you have been living with for at least 1 YEAR, with
Landlord Reference, both incomes may be combined for your total monthly income.
*Friends and Family Members do not qualify as a Landlord Reference.*
-- Employment Verification. Have you been with your job at least 2 years? (If no, you may need a Co-Signer.)
Co-Signers will be responsible for filling out a Co-Signer Application and will be asked to
provide the documentation we request from all applicants: Photo ID, Social Security Card, and Proof of Income.
-- Good Rental Reference (No previous evictions).
-- Background and Credit Check.
$40 Application Fee for One Adult. $60 Application Fee for Two Adults.
The application fee is non-refundable and must be paid before an application will be processed.
We accept Money Order, Cashier's Check, or EXACT Cash for the application fee.
Applications are kept on file for 30 days.
Security Deposit is equal to One Month of Rent.
Applicants with No Rental History OR No Credit (Bad Credit) will need to provide a Security Deposit plus Last Month's Rent before move-in.
