It is the obligation of the applicant to provide by email a copy of last year's W-2 or income tax return, 2 months' recent pay stubs, or 2 months' bank statements to verify your income. If self-employed, individuals will need to provide copies of the last two (2) years' tax returns and 6 months' financial statements. No screenshots will be accepted.
Student loans are NOT a source of income, for rental property approval purposes.
Verification of a minimum of 1 year (12 months) of continuous employment or an offer letter from the hiring manager.
Self-employed applicants must provide the last 2 years of verified, filed tax returns.
One year of current third-party verifiable (non-family member) rental or mortgage history is required. A financially responsible co-signer will be accepted for the lack of rental history.
Valid photo identification is required.
One-year lease requirement, tenant pays all utilities including electric, lawn maintenance, trash, and tv/internet.
