Renter pays all utilities. Manages security system. Takes care of snow and mowing. There is a good Craftsman snow blower for the house and neighborhood kids will happily mow the lawn.
Deal-breakers:
No *barking* dogs, ie barking at the people in the park out back. The neighbor works nights. Normal dog behavior is fine but regular barking out back or front is a dealbreaker.
No smoking in or outside.
No parties or loud music.
No inattentive or chaotic drivers (ie teenagers). Children love to ride their bikes across the street following a concrete path through the neighborhood - without warning and without any sign of crosswalk. Also there are a lot of children in the neighborhood.
No fraud schemes or crime.
