Rural setting on secluded lot. Mailing address of Pendergrass, but it is actually just outside of Braselton. 7 miles from Gainesville- 5 minutes from I-85, 20 minutes to Mall of Georgia, 15 minutes to new Braselton Area Medical offices, 15 minutes to NE Regional hospital in Gainesville, 1 hour from Atlanta Airport. I just cleared a few large trees from yard that were preventing lawn growth. We will sow with new grass in September and put in new landscaping in December. Grounds will look much improved by spring. My family and I live on the property, but just out of view. Two large bedrooms, each with its own private full bath and large closets. Zillow shows rent should be $2100. Ill rent it for $1650, to tenant(s) that will take good care of the home and be neighbors whose lifestyle is compatible with our settled and quiet life on the land this home sits on.
Preference is to rent the home to a relatively permanent tenant: senior single or couple, or roommates that want to enjoy the benefits of owning a home but without the yard work and maintenance expenses. We live a quiet life and wish to share this home with someone of similar lifestyle. No pets, please. Home has a security system but you would have to activate the service if you desire the added security.
Spacious laundry room with lots of shelves, energy efficient vinyl windows. Spacious deck just through the sliding glass door. The front porch faces the sunrise through the trees. Previous owner loved to take her coffee there in the mornings.
Home is on city water, but the water for this home is billed to my meter, so there will be no water bill. No water bill (I pay it) which will save you $50 a month. Just turn on internet, electricity and dish/cable.
Home is very livable and well kept. Built in the 1980s. If you are looking for a quiet, peaceful, and safe home with privacy, this could be the place for you. My current tenant of many years moves out on Sunday October 8th. She has kept the home immaculate, but I may need to do some touch-up painting etc. So home should be available sometime in mid October.
The driveway is fairly steep at the beginning as you are going uphill to the level and secluded lot, but no one that has ever rented was bothered by it.
