4. Criminal history: Applicants with a history of violent crimes, drug-related offenses, or sex offenses will not be accepted. Other criminal history will be evaluated on a case-by-case basis. Felony is ground for denial Violent/ Drug/ or sex offense Misdemeanor within the last 5 years is ground for denial

5. Employment history: The applicant must have a stable employment history with a preferred minimum of six months at their current job. Please refer to the income section for further details.

6. Pets: Pets are allowed on a case-by-case basis with a subjective refundable deposit ($1000.00). In addition, a monthly pet rent ($25.00 per pet). Breed and size restrictions may apply.

7. Smoking: Smoking is not allowed inside the house.

8. Application fee: All applicants must pay a non-refundable application fee to Zillow ($35.00) to cover the cost of background and credit checks.

9. Security deposit: A security deposit equal to one months rent is required at lease signing. Please refer to the Credit Score and Pet section for possible additional deposit.

10. Lease term: Lease terms are typically for 12 months, with the option to renew.

11. Renter must abide by the HOA community rules and guidelines.
