Screening Policies:
1. All individuals over the age of 18 planning on living at the property, are required to complete their own application.
2. Credit – each applicant must have a credit score of at least 700. If score is below 700, owner might consider it with a strong rental history and income, with additional deposit.
3. Rental History: each applicant must have satisfactory verifiable rental history. No evictions, no money owed to previous landlord, no exceptions.
4. Income: documented and verifiable combined monthly income of at least 3 times the monthly rent.
a. Employed -Two most recent paystubs are required for employees.
b. Self-employed – year to date income report and two most recent years of tax returns will be required along with two most recent bank statements.
c. Any other forms of income may require a benefit letter.
5. Photo Identification is required.
6. NO Co-signers.

8. Rent will start within 14 days from the approval of your application, no exceptions.
