• Background check thru Transunion, Equifax and/or Experian

• Rental application

• Previous landlord references

• Employment verification check

• Positive picture ID

• Landlord will not accept reusable tenant screening report provided by applicant

• In-person viewing or virtual tour of rental property

• Up to $60 non-refundable application fee paid for each applicant 18 years and older

• Companion/service animals require letter of verification from medical professional

• No smoking, no vaping, or illegal drug use

• No co-signers



Selection Criteria

• Verification of steady employment through pay stubs. If self-employed, bank statements for last 3 months and signed tax returns for last 2 years showing a pattern of predictable income.

• Sufficient income to meet a 3:1 income to rent ratio

• Minimum credit score of 730

• Credit report that demonstrates excellent fiscal responsibility

• Rental history demonstrating a pattern of meeting rental or mortgage obligations, leaving property in good condition, the same condition as when first taking occupancy, and not having complaints from neighbors.

• Positive personal references.

• Tenant must produce all required documentation and references at time of application.





Conditions That May Result In Denial of Application

• Credit Score with Transunion, Equifax and/or Experian

o Credit score under 730

o Judgment or collection for unpaid rent

o Judgment or collection for damage to rental unit

o Other Judgments or collections for consumer debt

o History of eviction (s)

o Medical disregarded

o Student loans disregarded

• Rental History

o Unverifiable rental history

o Less than 24 months of rental history

o Current or past balance owing for deposit, rent, fees or damages

o History of evictions or current eviction pending

o Poor landlord reference(s) based on payment or behavior issues such as:

▪ 1 or more eviction (Unlawful Detainer Action) within a 60-month period

▪ 3 or more late payments within a 12-month period

▪ 3 or more NSF checks in a 6-month period

▪ 2 or more complaints/notices in a 6-month period

▪ Unauthorized pet(s)

▪ Unauthorized occupant(s)

▪ Damage to the property

• Other Factors

o False, incorrect or misleading information.

o Threatening or abusive behavior towards landlord/agent.

o Applicants appearing on a county, state, or national sex offender registry will be subject to an individualized assessment. Individualized assessment will be based upon the following:

▪ The nature and severity of the conviction

▪ The number and types of convictions

▪ The time that has elapsed since the date of conviction

▪ Age of the individual at the time of convictions

▪ Evidence of good tenant history before and/or after the conviction occurred

▪ Any supplemental information related to the individual’s rehabilitation, good

conduct, and additional facts or explanations provided by the individual, if

the individual chooses to do so.



Section 8 Applicant Criteria:

All Section 8 applicants are required to meet the same criteria as stated above with the exception that the applicant only needs to meet income requirements for their portion of the rent.



If Approved for Tenancy:

If you are approved for tenancy and wish to accept tenancy, you must agree to the occupancy and rent commencement date as stated in the advertising.



In The Case Of Denial of Application

If your application is denied the owner/manager is required to provide you with a written Notice of Adverse Action that states the reason(s) for taking adverse action (ORS 90.304). You have the right to dispute the accuracy of the information in the tenant screening report. Contact Transunion, Equifax or Experian for your free copy of your tenant screening report. Refer to the Notice of Adverse Action
