Tenant pays for electric. Landlord pays heat and hot water, etc.
Our process from showing to lease:
- Meet prospective tenant(s) / show the space
- If interested, you fill out an application online
- If you look like a fit, we submit to a securities company for a credit and background check
- The securities company reaches out to the prospective tenant. They ask a few clarifying questions and collect a $30 fee to generate report. This is not an application fee – it is a report fee paid to the securities company.
- Reports come back in 1 – 3 business days. I review them with my business partners
- I will let you know our decision ASAP
- If approved, we go to lease. Security deposit and first month's rent due at lease signing ($1,400+$2,100= $3,500)
General Requirements:
- Income to rent ratio: @ minimum double income to rental fee.
- Criminal history is checked and any findings are considered.
- No evictions.
- No bankruptcies.
- No pets.
