We use a third party pet/animal policy and screening service. All applicants must complete a pet/animal application whether they have pets/animals or not. Visit this link to complete the screening. Additional monthly pet rent is $30 per pet/month. $300 per pet additional deposit required. Pet policy does not apply to service or ESA animals.

1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from:

Charging the prospective tenant a rental application fee; or

Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.

Application Requirements:

Must have at least a 600 credit score. (In the event that not every applicant meets this requirement, we can offer case by case approval with both Landlord/Owner consent and a 2x increased Security Deposit)

Household income must be equal to or greater than 2 times monthly base rent or have verifiable assets at least 2x the yearly base rent amount.

Housing vouchers are acceptable as a form of income - all other requirements still need to be met

No collections from previous landlords

All occupants over 18 must complete application and meet requirements

Dependents under the age of 18 do not need to complete an application

Verifiable rental and employment history for the past 3 years

No evictions less than 7 years old

Cannot be a sex offender

Applications are processed and approved on a first come, first qualified basis

Cosigner needed if all qualifications are not met. Co-Signer must own property in the State of Colorado and meet the income (3x rent) and credit (600+) requirements

No possession, consumption, manufacturing or cultivation of recreational marijuana or marijuana products

No smoking or vaping allowed inside the home or garage

Renter’s Insurance policy required
