- Credit/resident score of 650 or greater and strong payment history

- Monthly debt payments 45% or less of income

- Strong rental history and references from previous landlords

- Criminal convitions will be considered on a case by case basis (per SB 291)

Lease Overview:

- 11 month lease

- Lease must start within 2 weeks of application acceptance

- Security deposit equal to one month’s rent

- Renters insurance ($100,000) required

- No smoking

- No pets

- Landscape maintenance is tenant responsibility

- Water/sewer included in rent

- Washer/dryer included as is

- Maximum of two occupants per bedroom (four total)

- Fireplace is not functional and may not be used
