This condo is located in a 55+ community.

55+ community means two things:

1.-Not every person in your household has to be 55 years old, but one person in your household needs to be that age.

2.-That no person below the age of 21 can live on this unit.

These two items are not negotiable. Those are the Condo H.O.A. Rules, not mine.

This unit is clean and empty, ready to be seen.

This is a fantastic place, near to most conveniences—without the need of a car. The place is safe, quiet, respectable, clean and attractive.

Unfurnished, clean, spacious 3-bedroom, 2 full-bathroom condo, 1248 sq. ft. corner unit in *55+ complex (“Golden West Patio Apartments”, 528/Southern area).

Clean and empty, ready to go. Brand-new tile floors, brand-new roof, and brand-new evap. cooler.

Walking distance to all amenities (Walmart, Smiths, 3 banks, CVS, Walgreens, restaurants, 2 hair places & much more).

One private parking space—plus guest parking (depending on availability).

Range, brand-new fridge, washer/dryer, microwave, dishwasher, garbage compactor.

Read the following message very carefully:

A one-year lease is required.

Rent = $1,600.00/month. A security deposit equal to the rent ($1,600.00) is also required. This security deposit (minus $300.00 for cleaning and painting) is refundable. At the end of your lease (yes, you must complete the whole lease period), provided that you have not caused any damage to the unit (walls, floors, toilets, showers, doors, closets, electrical, etc.) $1,300.00 will be returned to you.

If you have caused any damage, a contractor will be hired to assess the amount of repairs needed. You will be billed accordingly.

Rent is due promptly the first 3 days of the month. No exceptions. Make the proper arrangements to ensure prompt, reliable payment. Failure to pay will lead to legal action and eviction.

PETS: Small pets are allowed, as long as they are well behaved and quiet.

No barking dogs!!!

No pitbulls or other big, intimidating dogs. Owners must be responsible and ALWAYS pick up after their pets.

NOTE: Occupants must assure me that their pets are NOT going to cause any damage to the condo (inside or outside) by biting or scratching surfaces, doors and other areas. Should that occur, occupants will be responsible for corresponding repairs and painting.

Property Manager reserves these rights:

1.-Approve all pets.

2.-Charge a ($350.00) pet security deposit. The amount of $250.00 is refundable if no damage whatsoever has taken place.

SMOKING: Smoking/vaping is not allowed ANYWHERE inside this unit or in immediate outdoor areas (back porch and front porch). This rule applies to occupants and to their visitors.

NOTE: Any evidence of smoking will lead to a professional clean-up of the air vents and evap. system. The occupants will be responsible for the expenses. After that, the lease will be terminated forthwith and occupants must leave the property.

While we welcome you here, bear in mind the following: This is a 55+, quiet, clean, respectful, laid-back community.

Close your doors softly. Do not bang your doors.

If you are rowdy, like to play loud music, youre frisky and like to party, kindly find yourself another property. This is not the apartment for you.

RECREATIONAL FACILITIES: There are rooms for gatherings to be used by actual occupants of the condo.

You might be able to book the gathering room for your get-togethers. Look into that.

PARKING: You may use parking “A” (one parking space). It is permanently assigned to you. If you have a visitor. This person may use a visitors parking spot. Visitor spots are marked with the letter “V.”

NEVER park in another tenants parking space. If you do, I’ll hear about and you will get evicted.

NOTE: Some of the pictures are from when we lived in the condo ourselves.

It goes without saying that your daily behaviour will determine your success as a tenant here. We trust you have read and understood this message AND are willing to comply with all requests.

Landlord pays the monthly HOA fees.

Tenants/occupants pay ALL utilities (electrical, heating, cable, satellite, telephone, internet, etc.)—with the exception of water and garbage collection (for as long as these items continue to be included in the HOA fees).

Prompt payment of ALL utilities is required.

You are responsible for creating all utility accounts on your own.

Falling behind on utility payments will lead to prompt eviction, as defaulted utility payments will affect my personal credit.

Tenants are responsible for keeping condo clean, presentable and in good shape at all times.

WATERING: You may have two small outdoor plants. Thats it. Since water is included in the HOA there are strict rules about the amount of outdoor plants permitted.

NO CAR WASHING ALLOWED!!!

QUIET ENJOYMENT: This is a quiet, respectable, laid-back 55+ community. No loud music or gatherings allowed.

Schedule all gatherings in the proper rec. room.

Be respectful, nice and polite to all occupants of Sun West.

Contact your landlord with any questions or concerns.
