This newly refurbished studio has tile floors throughout, a kitchenette with compact refrigerator, microwave, hotplate, and lots of storage and cabinet space. The unit also has shared laundry on site. There is one designated parking spot and a small private yard. All utilities are included with rent, with the exception of internet and cable.

TENANT & LANDLORD RESPONSIBILITIES

Landlord will provide gardener services and all utilities. Tenant is responsible for internet and cable.

OTHER ITEMS

1. No pets allowed.

2. No smoking allowed.

3. Changes to the home's landscaping, appliances, exterior or interior may have taken place since the photos were taken. Availability, price, and terms are subject to change.

4. Tenants are required to carry their own renters insurance policy.

5. Anyone who is 18 years of age or older and who will be living in the home will need to submit a separate application. Applications are $35 each.

6. Tenant will not have control of heating and cooling of unit. The unit above controls the heating and cooling.

7. No Co-Signers or Guarantors. Three times the monthly rent in documentable gross income or higher. For applicants that fall short of this requirement a higher security deposit may be required. For applicants with vouchers, the income requirement will be calculated on the portion of rent they are responsible for.

8. Certain criminal convictions may be grounds for denial. Criminal records must contain no convictions for misdemeanors for crimes involving violence, assault or battery, drugs, firearms; felonies within the past seven years and no sexual offenses ever. In the event a record comes back "adjudication withheld", "nolle prosse", or "adjudication deferred", further documentation may be required and applicant may be denied on this basis.
