Kindly note the following terms and conditions with regard to the tenancy agreement:

Waste Disposal: The owner shall assume responsibility for the cost associated with the disposal of trash and waste materials.

Utilities and Maintenance: The renter shall bear the responsibility for the payment of utilities, specifically water and electricity. Additionally, the renter is obligated to maintain the yard and arrange for pest control measures as required. Furthermore, the renter must obtain comprehensive renters insurance that covers both the dwelling and a minimum of $100,000 in personal liability insurance.

Payment Requirements: The last months rent is due upon the signing of the lease agreement, as well as first months rent.

Pets: Pets may be considered on a case-by-case basis, with a non-refundable pet fee of $500 per pet prior to move-in. Breed restrictions apply.

Smoking Policy: Smoking is not permitted indoors.

Compliance with HOA Rules: Tenants are required to adhere to the rules and regulations set forth by the Homeowners Association (HOA). Should tenants desire a copy of the HOA guidelines prior to signing, it can be provided upon request. However, it is essential to acknowledge that the HOA documents will be signed and dated during the lease agreement execution.
