I am the property manager, my father is the landlord (he lives in Atascadero), and my sister lives in the back unit. Please review the following to make sure you are okay with these stipulations before applying:
1. A deposit of $2500 will be required prior to move-in. A $75 cleaning fee will be deducted from your deposit upon your move-out. If the interior of the home is found to be excessively dirty, a higher cleaning fee will be deducted (this will be stated in the lease).
2. You will pay the entirety of both monthly bills for gas and electricity for the property (this will be stated in the lease). This includes the usage of the tenant in the back house (both units share one meter for electric and one meter for gas). She doesnt use much electricity or gas because she doesnt have an HVAC system in her unit. The bills will remain in the landlord’s name and I will text you a picture of usage every month with a Venmo request for payment. Solar panels are being installed any day now so the electric bill will be a set monthly price of $125.60 for the entire property.
3. The landlord will continue to pay the gardeners, trash bill and water bill for the property. If water usage seems excessive, rent may increase to compensate (this will be stated in the lease). The cost of water in Paso Robles is astronomical! Sorry!
4. If you have a pet, the pet deposit will be $500 and you are responsible for any damages that occur to the property as a result of your pet. If there are multiple noise complaints from neighbors because of your dog, you may be asked to move out (this will be stated in the lease). The back tenant has a young dog, although he has his own fenced yard. It is strongly recommended that your dog meet the back tenant’s dog prior to signing a lease in case they are likely to bark at each other through the shared 6’ fence. The back tenant’s dog will take priority over your pet if there is any issue.
5. This is a month-to-month lease, however, 30-day notice to move out is required on the 1st of the month (this will be stated in the lease). For example, if you provide notice on August 2 or later, you will be responsible for rent until September 30.
6. Move-in and move-out inspections are required, as well as every 6 months of your tenancy. This will be scheduled in advance and is just to ensure that any property maintenance doesnt go unnoticed/unresolved (this will be stated in the lease).
7. Both front and back units share one laundry room that is located in your backyard. The back unit tenant will need access to your yard via the gate in order to use the laundry room (this will be stated in the lease).
8. The application requires a $30 credit check per adult tenant, to be paid by the applicant. Each adult tenant is required to fill out an application. The maximum number of tenants allowed is 3 adults OR 2 adults, 2 kids.
