Condo Committee.
A criminal and employment background check will be searched cost to potential renter $100.00 for one person and $130.00 for two persons will be performed by Condo Committee. What is needed = Credit score of 640 or better, full name social security number and current address delinquent payments and evictions.
Tenant pays $100 to condo management for background check once you pass, we can proceed.
Condo Rules
NO ROACHES in Apartments pest exterminator comes once a month to spray apartments. Do not let exterminator use roach paste in apartments only spay.
NO DUMPING items or garbage in hall or by recycling bin must be placed in waste shoot or dumpster downstairs.
KEEP MUSIC down to a reasonable volume.
Service Animals require special permission from the condo committee.
Rental Rules
Renter must only spend 25% to 35% of your monthly income to avoid hardship.
Occupants two adults and child.
A $35 late fee will be charged for rent that is 10 days late.
Leases are for 1 year or more if you decide to terminate the lease before the year is up you may lose the security deposit.
Do not let Comcast/ATT or Direct TV put holes in the walls because they are preinstalled in walls any damage by these companies would be the tenant’s responsibility and this will incur a repair fee for damages if need call me/landlord before installation.
Grounds for Eviction
Eviction will be subtracted from security deposit
Harboring roaches if roaches/pest are detected tenant needs to immediately notify landlord.
Having more people stay in the apartment than are on the lease.
Going against the rules of the building.
Removal or destruction of condo/apartment property.
No installation or modifications to apartment if repairs are needed, please contact me immediately.
No nails in walls use 3M Tape to hang photos etc.
No tape on glass doors or windows in case of a severe hurricane we will board up the glass doors.
The safest place during a hurricane is in the hallway.
No smoking inside apartment only on balcony.
If we need to enter the apartment for non-emergency issues will give you 24 hours’ notice. Any answers to questions please contact me. Thank You.
