The deck and back windows overlook the homes spacious and shared backyard. The shared washer and dryer and the waste and recycling area are nearby. There are two shared walls between the front of the house and back studio which have been carefully “sound proofed” to provide a quieter and more private coexistence.
Independent access from the street through the side yard and back yard path. Motion-activated lights are installed to ensure safe lighting to and from the studio during dark hours. 
Independent patio deck with small patio table, chairs and umbrella included. This area is very sunny during summer months and nicely protected from the wind during the cooler months. Tenant is welcome to add patio furniture, potted plants, outdoor decorations, lights, BBQ, etc. (within reason). Bike storage okay.
