2. Credit History
Minimum credit score: 650 (exceptions may be considered with additional deposit).
• Negative credit history such as unpaid rental debt, accounts in collection, or recent bankruptcy may result in denial.
• Applicants with no credit history may be considered with a qualified co-signer or increased deposit.
3. Rental History
At least 2 years of positive, verifiable rental history is preferred.
• No evictions or unpaid rental debt within the past 5 years.
• Past landlords must confirm timely payments, proper notice given, and no lease violations.
4. Criminal Background
Criminal convictions will be evaluated in compliance with federal, state, and local fair housing laws, considering:
• The nature, severity, and date of the offense
• Whether it impacts the safety or peaceful enjoyment of the property and neighbors
Automatic denial:
• Manufacture or distribution of controlled substances (within last 7 years)
• Felony violent crimes (within last 7 years)
• Sex offender registry (lifetime requirement)
5. Occupancy Standards
Maximum occupancy: 2 persons per bedroom plus 1 additional occupant (per HUD guidelines).

6. Pets
Pets allowed with $250 refundable pet deposit + $250 non-refundable pet fee per pet.

7. Smoking Policy
No smoking or vaping of any substance is allowed inside the home or enclosed structures.
8. Utilities
