We are renting out two rooms in our spacious 4br 3ba Fallbrook home— perfect for anyone who wants the comfort of a house with a garage and backyard without the hassle of furnishing an entire house. The house is large (2761 sq ft) with high ceilings and windows. Although the home is shared, because it is so spacious, often tenants would hardly run into each other.
The common areas are fully equipped with a mounted 82” smart TV, two eero wifi extender/mesh routers, couches, a large dining table, bar/wine rack, kitchen appliances (including two ovens, gas stove, dishwasher, commercial blender, air fryer, dishware, cookware, extra pantry storage space, and more). There is also a guest-friendly loft with a queen bed for visitors and an extra closet for tenant use. Rooms are unfurnished.
Enjoy a beautiful front yard garden with vibrant flowers and back yard with growing fruit trees, a small greenhouse and six planter beds available for gardening enthusiasts. The backyard also includes patio furniture, a BBQ, and a smoker—perfect for outdoor gatherings. Room Details: We have two bedrooms upstairs that share a newly renovated bathroom with dual vanity. The smaller bedroom is $1150 and the larger bedroom is $1250. Photos show the smaller bedroom empty and an example of it furnished to help with visualization. The larger room has repairs/clean up being finalized this weekend and photos will be posted soon. 
The longest term tenant who lives in the downstairs master bedroom is a quiet, friendly Navy veteran who works in the medical field and has two cats that do not leave his room. The other downstairs bedroom is rented to another tenant who is active duty military. All current tenants are quiet, respectful and work outside of the home.
The rooms are available for viewing. Some tenant screenings and a $1000 security deposit required. If serious in renting the owner will reimburse majority of the screening costs. Military preferred (the home is 5-7 min to the Fallbrook gate entering Camp Pendleton) but it is also very close to the high school and middle school. Trained pets only considered on a case-by-case basis and will require an extra deposit. Tenants are responsible for splitting utilities amongst themselves, but owner covers solar, HOA, quarterly pest control, landscaping and a portion of water costs to maintain landscaping. Lease is 1 year then converts to month-to-month.
