-The applicant's monthly income must be at least 2.5 times the rent and come from a verifiable source. 
-The landlord only considers applicants with verifiable income.
Background Checks: 
-All applicants and residents aged 18 and older must undergo a background check. 
-The applicant's background must demonstrate a consistent pattern of responsibility. 
-There is a $50 application fee per person.
-Applicants must not have any evictions, unpaid judgments from previous landlords, or other civil suits.
-Applicants must receive positive references from all landlords and references for the last five years.
Leasing Details:
-Be open and honest about your past before applying, along with a non-refundable application fee.
-After conditional approval, the landlord requires a one-month security deposit payment to remove the property from syndicated sites and payment of the first month's rent before signing the lease.
-Residents pay for water, trash, gas, and electricity. 
-The landlord requires residents to have renters' insurance for the entire duration of the lease.
-Smoking (including tobacco, marijuana, vaping, or any other forms of smoking) is prohibited anywhere on the property, including the house, porches, and grounds. All applicants MUST be non-smokers.
