There is a one-time $149.00 fee to exercise this option to Hacienda Bella Realty & Property Management and Obligo has a fee associated with this option as well; however, it will reduce your move in cost substantially more than the traditional deposit. Renter's insurance is required or a $20.00 insurance waiver fee per month will apply. FYI, required Resident Benefits Package below includes and satisfies your renter's insurance requirements.
Resident Benefit Package monthly fee is $65.00 (see “Resident Benefit Package” details below for details).
Hacienda Bella Realty charges a one time $149.00 admin fee.
One time Non-Refundable Cleaning Fee $300.00 deducted from traditional deposit.
One time Non-Refundable Pet Fee $250.00 per pet (Pet Restrictions Apply/ 2 Pet limit). No aggressive breeds allowed; no pet deemed aggressive by management will be allowed.
Pet rent can range $5-$25/month which is determined by your pet score.
Pet Screening
Every Applicant and Tenant must create a pet screening application even if you don't have any pets. There is NO charge if you don't have a pet.

o If you do not have any pets or animals. Affirm your property's affidavit and understand the pet policy in place.
· Complete & Submit Your Profile

All Hacienda Bella Realty & Property Management residents are enrolled in the Resident Benefits Package (RBP) for $65/month which includes liability insurance, credit building to help boost the resident's credit score with timely rent payments, up to $1M Identity Theft Protection, HVAC air filter delivery (for applicable properties), move-in concierge service making utility connection and home service setup a breeze during your move-in, our best-in-class resident rewards program, on-demand pest control, and much more! Resident Application/Rental Requirements Hacienda Bella Realty & Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $65/month, payable with rent.

Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request. To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into the Landlord or Property Manager's Master Policy that satisfies the coverage requirements as part of the RBP; or (2) obtain alternative liability coverage from an insurer of Tenant's choice that meets the requirements set by the Landlord herein. The option Tenant chooses shall not affect whether Tenant's lease application is approved or the terms of Tenant's Lease. Tenant's election shall be determined by the actions of the Tenant as provided below: Option 1: Master Policy (Automatic Enrollment) – If the Tenant does not provide evidence of the required insurance coverage by the Lease commencement date, Tenant has elected to be automatically enrolled into an insurance policy as part of the RBP. Applicants must upload PDF copies of ID and the last 2 check stubs for your proof of income to your application. Let staff know if you have alternative forms as proof of income to verify if it will qualify. 
Step 2. Make sure to submit application payment online or with money order otherwise we CANNOT process the application(s). PLEASE DO NOT APPLY if you do not have the full application fee(s) to submit. The application fee is $45.00 per adult; application fees are none refundable. If you are looking for immediate move in please purchase and pay with a money order application results are expedited usually within the same day. Online payments take 3 days to settle which will delay the application approval process by 3 days. Money order is almost instant approval. Step 4. Please text or call us once you have submitted an application and submitted payment so that our staff can start the screening process. 
· To Qualify for this property:
o Ideal Tenant shall have: good rental history: No- evictions 7 yrs. older, owe no money to any landlord or management company or utility company.
o Good Credit: Minimum score is 550 (Some exceptions may be possible with owner approval)
o Criminal Background: Per HUD Guidelines: Not only must Applicants have acceptable credit history, additionally, all Applicants must meet our Criminal History Criteria. Applicants that are registered sex offenders will be denied. Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner. All other felony convictions must be more than 5 years old. Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least 2 years old. Successful completion of any felony sentence at least 2 years ago and no new criminal activity for at least 2 years before this application is also required. No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted. If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application and Management will review that information on a case-by-case basis.
o No Evictions must not owe money to any other landlord/management company. (Ask about our eviction forgiveness program.)
o Must have verifiable gross monthly income of $2862.50 or more combined.
