If you do not have a monthly income, you will be required to show proof of savings equal to 6 times the monthly rent of the property applied for.
Orca Information, Inc. provides Northfield Properties, Inc with a screening report, the results of which are checked against their Residential Rental Criteria (see attached). Additional Security Deposit may be due and payable at lease signing. A co-signer may be accepted in lieu of additional deposit at property owner’s discretion. The final decision to rent lies with Northfield Properties, Inc.
A screening report will include but may not be limited to: a credit report and credit score, public records, 2 rental references, and/or verification of home ownership, employment and income verification.
Criminal Screening – Determinations will be made on a case-by-case basis and based on several factors and information. There will be no automatic denial for arrest or criminal convictions.
If your present and prior addresses are not your most recent rental references, please submit them on a separate sheet of paper. Gaps in dates between your present and prior address may adversely affect the results of your screening.
The Holding Fee (which becomes your Security Deposit at lease signing) is due and payable within 48 hours of notice to the applicant(s) they have been accepted or conditionally accepted. If you plan to leave the area before the application procedure is finalized, you may elect to leave the Holding Fee with Northfield Properties, Inc to avoid costly overnight mailing fees.
At lease signing, first payment towards security deposit/last month’s rent and pet deposit will be paid in advance of move-in. If you do not meet income requirements, you may still be eligible to rent if you are on a Government housing program or receiving verifiable assistance. (The amount and duration of assistance will be considered) 
TENANT SCREENING CRITERIA
When reviewing a Rental Application and Tenant Screening Report we will consider: Extenuating circumstances (temporary loss of job, medical reasons, family emergencies, etc.). Applicant’s screening report will be reviewed for the following adverse information. Residential rental criteria apply to both Applicant and Household Members. FCRA, State and Federal laws for reporting court records will apply. When Criminal Records are included in screening report additional review required. We will engage applicant (individual assessment invitation) and gather more information needed to establish qualifications.
Approval #1: 1 or 2 of the following will require an additional 50% of the security deposit amount, payable at lease signing. 3 or more of the following will likely result in a decline:
 	CREDIT: No credit score (due to having little or no credit established)
 	CREDIT: A discharged bankruptcy in the last 3 years
 	CREDIT: Collections totaling no more than $5,000 (includes unpaid civil judgment & liens, but excludes medical collections)
 	Monthly income falls short of the required “3 times the rental amount” by an amount not exceeding $200
 	Rental reference(s) provided by relatives
 	Rental reference(s) are incomplete (not enough information given to determine risk)
 	An otherwise good rental reference shows no more than 2 late rent payments, or shows no more than 1 NSF check within one calendar year
Approval #2: 1 or 2 of the following will require an additional 100% of the security deposit amount payable at lease signing. 3 or more of the following will likely result in a decline:
 	CREDIT: A credit score below 600 for reasons other than having little or no credit established
 	CREDIT: Collections totaling more than $5,000 (includes unpaid civil judgments & liens, but excludes medical collections)
 	CREDIT: Collections by utility companies, (e.g., telephone, garbage, electricity, TV, water co., etc.)
 	CREDIT: Vehicle repossession
 	Both rental references cannot be obtained
 	Any instance of improper Notice of Intent to Vacate or lease broken by the applicant
 	Any instance of unauthorized pets or persons occupying a unit rented to the applicant
 	Any Notice to Pay or Vacate during a tenancy (but otherwise good rental reference)
 	Any employment situation (by which income necessary to qualify) that is temporary in nature
 	Any employment situation whereby applicant is soon to be terminated
 	More than 75% of a security, damage, and cleaning deposit was not refunded
One or more of the following may be sufficient to decline:
 	CREDIT: Open bankruptcy
 	CREDIT: Collection from a landlord
 	CREDIT: Collections in the combined amount exceeding $25,000 (includes unpaid civil judgments & liens)
 	CREDIT: A credit score of less than 500 (as a result of poor management of credit)
 	Falsified/misleading/insufficient information on the application, or omission of a material fact

 	Money owed to a prior landlord

 	Conviction for the possession or sale of a controlled substance and/or drug paraphernalia in last 7 years
 	Conviction(s) for theft, burglary robbery, serious offense, or a crime of violence as defined in RCW 9.41.010
 	Certain circumstances surrounding the issue by a former Landlord of Notice to Comply
 	Applicant is unwilling to cooperate with the application process (as determined by the manager or screening company)
 	History of convictions for damage to person(s) and/or property.
 	History of disruptive, malicious, violent behavior that may interfere with the peace and quietude of the community.
 	Lack of 24 months of verifiable, objective, concurrent, positive RENTAL HISTORY.
Equal & Fair Housing Opportunity
If your application is approved, one of our property managers will contact you in order to confirm your desired move in date and discuss lease terms. The property manager will then prepare a lease agreement for you to review and sign.
The lease agreement must be signed and returned, together with the first month’s rent, within 48 hours in order to retain first position for the property. If the lease and deposit are not returned within 48 hours, then we will continue to process other applications on the property. Thereafter, once you return the lease and first month’s rent, your lease will be accepted subject to any application currently being processed.
All move in funds (rent, deposits and/or fees) must be paid by money order or cashier’s check. Cash and Personal checks will not be accepted under any conditions. Personal checks will be accepted starting with the second rental payment.
All rental payments are due on or before the first business day of each month and are late if not received by the 5th day of each month. This means they must be received by the due date. A Northfield Properties late fee is ten percent (10%) per month, it is important that your payment is received by the close of business on the due date. There are no exceptions to this policy.
