Currently, their water bills have been around $200 on average, and they will cover all water up to $300 when new tenant/s move in, but any overages incurred over $300 will be the tenant's responsibility and a copy of the water bill will be supplied to tenant/s at that time. 
This home has a wall-mounted AC unit built into the living room area of the home, and a ceiling fan in the bedroom. The home is on sewer, please note any stoppages or clogs will be the tenant’s responsibility during the lease, be careful what goes down all drains. 
Please note there is no on-site mailbox, mail will need to be collected via an offsite PO Box or other such means, Thank you. 
The owners in the main home are currently using AT&T for internet service and will provide a WiFi password for access and use to the tenant, and to be included with rent. A Renter’s Insurance Policy will be required on behalf of the tenant/s residing in the home. 
Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.

Please note your final lease agreement may include additional disclosures and/or addenda as needed and with regards to the home and property.
