Landscaping is included with rent, and will be handled by the owners and/or their enlisted caretakers/gardeners, and access into the yard space will be required, but if anything is leaking or an issue, the tenants are asked to report it immediately. 
Utilities Not Included, which will be the tenant’s responsibility, are: Electricity, Gas & Water (which will be separately submetered and billed out each month to the tenant for their respective usage through VPM and your online tenant portal account), and Trash Service, EDCO Fallbrook Waste Management (owner will supply a grey waste bin and blue recycling bin off of their main home account for an additional $40 per month, billed to tenant's online portal account, or tenant can get their own separate trash account if so desired); tenant/s will be responsible for taking their trash bins to and from the street pickup location on Tuesday trash day.

AT&T Internet is already connected and set up privately for this guest home unit, with its own separate IP Address and Wi-Fi password, and can be included for $40 per month (which will be separately billed each month to the tenant through their VPM tenant portal account), if so desired. Otherwise, tenant/s are responsible for acquiring their own internet account and services. Please call your Internet or TV providers ahead of time to make sure they can and will serve this address if interested. It is your responsibility to check on this before applying or signing a lease. Please note that an off-site PO Box will need to be established by the tenant, and at their own expense, for mail or package deliveries, as this property does not have a separate mailbox for the guest home unit, and owner's cannot be responsible for packages or deliveries made accidentally or incorrectly to the main home gated entrance or elsewhere on the property. 
Please note there is a smaller-sized private Airbnb unit next door with its own separate entrance and parking space on the shared driveway that is only occupied about 50-60% of the time throughout the year, mainly by singles or couples. 
A Renter’s Insurance Policy will be required on behalf of the tenant/s residing in the home. And owners and/or management will be required to be listed as an additionally noted and/or insured on the policy. 
Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed. 
We are happy to supply a sample lease agreement to you ahead of time, just ask. Please note your final lease agreement may include additional disclosures and/or addenda as needed, and with regards to the home and property. But the lease in and of itself will be much like the one we will later supply to you to review ahead of signing. Thank you!
