Welcome to this absolutely gorgeous home, sprawling over 4000 sq ft of livable space. As you pull up, you'll notice the beautifully manicured ground, with included lawn care within the lease!
As you step inside to the foyer, you'll notice the rustic charm. To the right is a living space or study that can double as a non-conforming bedroom and contains a full en-suite bathroom. To the left, there is a beautiful dining area that connects in to the kitchen. The kitchen is spacious with a center island containing the range. There is a French door fridge, microwave, dishwasher, and dual oven. There is an abundance of cabinet space, counters, and multiple pantries.
Continuing through the kitchen, you'll find a living room area with a decorative gas fireplace. There is a built in wet bar and a half bathroom just off the living room. Through the living room, there is the 1st bedroom, which has 2 entrances, but a large closet and windows. Down the hallway, there is a full bathroom and another full bedroom, this one with back yard access from inside.
Upstairs, there are 2 well appointed bedrooms with a shared bathroom in the hallway. Both of these bedrooms are carpeted contain large windows for plenty of natural light. There is a large storage area that will be available for tenant use starting November 2023 (ask Property Manager for details).

APPLICATION DETAILS
*Property Tour Required with at least 48hrs notice.
*Water, sewer, stormwater, lawn care, and trash removal will be included in rent for an additional $150/month.
*Application fee is $65.00 per person (see application Terms of Agreement for details). The cost of the application fee is based on average expenses of what Pioneer PM incurs - Per CO HB19-1106.
*If approved, a lease preparation and administration fee of 15% of one month's gross rent is required. 
*Refundable security deposit equal to 85% of one month's gross rent is required.
TENANT QUALIFICATION CRITERIA
*Total income of at least 2X monthly charges for an individual applicant. For applications with more than one applicant over the age of 18 must qualify separately with an income of at least 1.5X monthly charges per applicant. 
*640+ credit score is required.
*Applicants will be considered with credit scores ranging from 620-639 with an added reoccurring Marginal Credit Score Fee of 1/12th of monthly rent. Approved applicants can resubmit credit information if credit score is improved to 640+.
*Co-Signers will not be considered to fulfill any qualification requirement.
*No more than 3 unrelated parties are allowed.

BROKERAGE SERVICES
*In addition to rent, residents will be charged a brokerage services charge of $25/mth.
INSURANCE REQUIREMENTS
*Liability to Landlord Insurance (LLI) is required by all tenants. We have options available starting at $9.50/mth.
*Renters Insurance is not required but is highly recommended. Many renters insurance policies include LLI coverage. Check with your provider prior to signing up.
