Important Neighbor Information and Disclosures: The property and acreage has a shared driveway which splits to the right to the separate parcel of land, with a large shop, quite a distance from the home. The family owned business works on this parcel on a regular basis, using equipment (excavator, chainsaws, gator and quads). Typically there is a burn on burn days, however; this is quite a distance and will not have an impact on the rental home. 
Utilities: The tenant is responsible for the following utilities: phone/internet/cable, garbage, electric, propane and water. The electric and water bill will however by split 90% to the tenant and 10% to the owner, as the shop might use a tiny fraction. All other utilities are 100% tenant responsibility. Tenant is responsible to fill propane tank during occupancy and to make sure it is filled to the same marker when vacating as when they took occupancy. The house is also on a septic system.
Pets: One (40lb or less) dog is negotiable with $50 per month in pet rent. Please keep in mind the front and backyard are not fenced, so the dog would need to be contained to the perimeter of the rental property for safety.
