Utilities include electric, water, sewer, standard trash removal, landscaping, terminix pest control, and WiFi. To avoid misuse there will be a $250 cap for electric and a $200 cap for water-any overages will be a tenant(s) responsibility. 
Tenant(s) responsible for propane gas for the gas stove/oven and for the gas dryer, any additional utilities, and to obtain and maintain renters insurance. No cats. Small dog considered for an additional $50 per month.
