By law MVPm is able to set minimum standards for applicants with regards to qualifications for occupancy.
Our qualifications are as follows:
* Must complete a background check – cost $75.00 for the first person and $75.00 for each additional adult that would be on the lease.
* Verifiable monthly gross income must be at least 3 times the monthly rent.
* Applicant must: 
* Be in the United States lawfully.
* Not be wanted by any Law Enforcement Agency.
* Be above age 18.
* Have photographic proof of identification from an approved government agency at time of application and lease signing.
* Not have engaged in any Felony within the past 7 years in which such person was guilty of a crime in which another person was harmed intentionally or otherwise.
* Have no more than a either of the following in the past five years:
 * 1 eviction (see below for evictions)
 * 1 Bankruptcy and/or foreclosure
* Credit score (averaged between all adult applicants) of 600 or higher
* MUST COMPLY with all HOA rules and regulations
If tenant(s) meet the above qualifications, leasing security deposits are determined as follows based on credit scores:
• 625 and higher – 1 month security deposit (SD)
• 600 – 624 – 1.5 months (SD)
Income
• Net combined income of applicants in excess of 2.5 times monthly rent (or 3 times gross) is required to rent the unit being applied for. Income from employment is required – a minimum of 1 month. A qualified assistance agency, SSI or other “non-garnishable” incomes may be considered for purposes of income verification to meet the required threshold.
Evictions
• For applicants with evictions/past amounts owed (judgements or damages stated by previous landlord from any period going back 20 years from the application), the past amount must be satisfied or under an approved Payment Plan that is current. The tenant must agree to a Rental Verification check. Failure to provide/confirm this information will result in the application not being approved unless the Property Owner decides otherwise.
Move In: Tenant Requirements
* The full security deposit, leasing fee ($90) plus first month’s rent is due.
* If move-in is mid-month, the first month’s rent is due at move-in. The next month will be pro-rated.
* For those than have difficulty with making a full payment, tenant may enter a payment plan (see fees below) for no more than the first month’s rent.
* Signed lease.
* All tenant responsible utilities must be in the tenant’s name. 
* No more than 2 small pets allowed. Proof of neuter/spay AND additional fee/rent will apply.
* Please note we are closed on all major holidays. Should an application be submitted on a holiday, agent will complete the report the next business day when normal office hours resume. 
WE DO WORK WITH PEOPLE THAT HAVE CREDIT PROBLEMS - extra-security deposits or lease co-signer may apply. If you have a past problem with a landlord, please be prepared to explain your situation and to provide us their contact information. Please note that due to the fair housing act we must select tenants with the strongest background checks. Please have verifiable income or be prepared to pay higher security deposit.
