1. To reserve a unit: tenants must pay a NON-REFUNDABLE holding fee, which is 25% of the security deposit. 
2. Once the lease is signed: tenants pay the prorated first month's rent. 
3. Prior to lease start date: tenants pay the remaining 75% of the security deposit and the non-refundable carpet cleaning. 
TENANT APPROVAL CRITERIA: $50 application fee. 650+ credit score and verifiable monthly income that is 3x the tenant’s portion of the rent. If not qualified (common for students), tenants must have co-signers. 
CO-SIGNER APPROVAL CRITERIA: $50 application fee. 650+ credit score and verifiable monthly income that is 4x the tenant’s portion of the rent.
