SCREENING CRITERIA
Application Process:
All applicants aged 18 and older must individually complete an application.
A non-refundable application fee of &#x24;55 per applicant is charged.
Applications are processed on a first-come, first-served basis once all applicants have completed forms and paid the screening fee.
Applications are processed immediately- therefore, there are no refunds.
Required within 24 hours of application submission:
Government-issued photo ID (front and back).
Proof of income: 3 months of bank statements in PDF format or 3 months of pay stubs.
Photo of pet (for pet-friendly homes).
Inaccurate or falsified information results in application denial.
Denial of one applicant results in the denial of the entire application.
Response Requirement:
A response within 48 hours of approval is mandatory. Without a response, we process the next group of applicants.
Rental Criteria:
Monthly gross income should equal 2x times the rent from a verifiable, legal source.
Proof of income: 3 months of bank statements or pay stubs.
12 months of verifiable employment.
Self-employed individuals must submit the previous years tax return.
Minimum credit score of 650 is required.
Adverse debt or multiple past due accounts, judgments, or liens result in denial.
Bankruptcy within the last 5 years requires an additional deposit.
Rental History:
12 months of verifiable contractual rental history from an unrelated, third-party landlord or proof of home ownership.
Negative actions, like multiple non-payment notices, dishonored checks, unpaid rent balances, noise disturbances, or non-compliance with rental agreements, result in application denial.
Applicants should be eviction-free for the past 5 years.
References older than 24 months are not considered.
Upon approval, the Lease Agreement must be signed and the security deposit paid within 48 hours.
Criminal Conviction Criteria:
Upon receipt of the rental application and fee, a public records search will be conducted. Grounds for denial include:
Felony convictions involving severe injury, death, arson, rape, child sex crimes, significant property damage, drug-related offenses, Class A felony burglary or robbery.
Convictions within the last seven years for any other felony charges.
Convictions within the last seven years for certain misdemeanors or gross misdemeanors.
Convictions within the last three years for specific B or C misdemeanors.
Pending charges or outstanding warrants suspend the application process until resolution.
Occupancy Policy:
Occupancy is based on bedroom count, defined by a space with a window and closet.
Two persons per bedroom are allowed, plus one extra individual.
General Statements:
Illegal drug use results in denial or eviction.
Threatening tenancy will result in denial.
Theres a &#x24;50 fee for lease changes.
Pets:
Specific criteria provided in a separate pet policy, if applicable.
