 insufficient credit standing or financial responsibility
 too many people for the residence- maximum occupancy is 5 people.
 unwillingness of the new tenant to accept the terms of the rental agreement
 tenants pets are not acceptable or are not available for landlord to approve prior to signing lease 
 the tenants proposed (or undisclosed) commercial activities
 a bad report from a former landlord of the prospective tenant
