First floor contains the kitchen, 1/2 bath, 2 big living rooms, and a back porch containing laundry area and separate office. Second floor has 3 or 4 large bedroom and a full bath. There is a third floor with 2 more rooms, one room is primarily a storage room. This is an old farm house so there are is old wall paper throughout and some damage to the walls as well as old flooring. This is taken into consideration when pricing. Owner would be willing to make some upgrades for a longer lease and higher rent if desired. 
Home also features a huge 4 attached garage. 
Before winter the house will be getting new roof & siding thanks to a hail storm this spring. 
Tenant responsible for all utilities. 
Coal furnace heats house and hot water. 
About 10 tons of coal a year are needed which comes out to about $150/month for heat & hot water. 
No pets. 
Tenant also responsible for mowing the yard along the lane and out to the road and providing a refrigerator. Currently the dishwasher is not working. 
Applicants must have verifiable income of at least 3 time the rent amount. Our tenant screening process includes credit score, eviction history, criminal background. Those with credit scores under 650 will require a second deposit held for one year.
