We usually freshly prepare our units painting and cleaning, this unit received both and is ready to occupy. This unit has some nice features. 
Application Process- We will have application information at the unit during showings (the Covid crisis is requiring us to do the process of applications paperless). The application processing fee is $40 per adult. Each adult interested will have to complete an application. We will only take certified funds for the application processing fee (cashier's check or money order or cash, no personal checks). Application Processing Fees are not refundable. Also the Agent showing will have receipts and business card and will show ID upon request! 
Please note that if you apply on line, we will still process the applications in the order received. If we get to your On-line application without or with a showing, as many people could apply on-line to attempt to jump in front of other sight unseen and then you want to back out, your Application Fee of $40 Only, will be refunded, not the $5 system handling fee, as we have started processing your application. 
Occupancy Limit- For a 3-Bedroom, we will only accept a maximum of 7 people. No subletting or renting to boarders. ). 
Pets- We will consider Indoor Dogs or a Dog contained in the frontage half of the property, (28lbs max.- no dangerous breeds) and indoor Cats and other small types of Pets will be considered. All Pets must be indoor Pets only!. Deposit required for each Pet (limit one Cat allowed only), and/or for the other types of Pets contained in a Cage, Tank, Aquarium a deposit could be charged if over 5 gallons, to a maximum of 25 gallons. 
Utilities- The Tenant pays all Utilities and Trash. Ownership will be paying the landscaping, as the last tenancy wasn't maintaining the yard. The tenant would have to check on the availability of Cable or Internet Services and for Satellite Dishes we do have certain Rules and Restrictions.
 
Mandatory Renter’s Insurance- We do require payment of Mandatory Renter's Insurance (added $12.50 monthly for just liability coverage for the Unit only) or you can provide Proof of a Policy, but it has to cover $100,000 liability, and name the Property and Management Company as interested parties, or you are charged the $12.50.
Covid Precautions- As California has placed restrictions on open houses and meetings, start with contacting us first with your interest. As we need to adhere to Social Distancing! If interested, we will start with your communication, and in this day with the news events, attempt to figure it out. If you have a need for housing, we stress Social Distancing. We are adhering to the Laws and therefore can't set up open houses that might attract to big of a crowd. If you are looking for a place, this is a decent unit, great price.
