Two rooms for rent in nice Milwaukie area 
Hello everyone,
I am an older female living in a very quiet area of Milwaukie. I have a small home business I work on into the late evenings, basically a swing shift, and I welcome others doing the same thing within the confines of their room/s.
What I have is two furnished rooms to share with one or two others close to my age and close to my schedule. I hope you prefer to spend a lot of time in your bedroom. I only want one adult per room, no couples, and no children, for one or both rooms. You should enjoy a fair bit of solitude, but I do like to share meals and some cooking.
The rooms are nice as separate bedrooms or as a suite. The bedrooms are partially furnished right now with twin beds, dressers, and a desk. There are closets and some cubby spaces too. There are clock radios and some other furniture available as needed. 
The rooms have new paint, ceiling fans and freshly cleaned, decent, carpets. They both adjoin the mostly private bathroom depending on whether you take one room or both. The shower has double shower heads and a nice skylight, with lots of shelves and room for many things. 
The bedrooms are on the north side of the house and my room is at the other end of the house. The kitchen separates north and south ends of the house giving quite a bit of privacy for everyone here.
The house entrance is at the front and it's nearly private except for occasional company and deliveries; I mainly use the back door for coming and going but I do run a small business and the entrance is a shipping/receiving area.
In addition, if you are interested, there is a small storage shed available on the north side of the house below the room window. This is solely for the use of the renter and is watertight, safe, and lockable.
The Kitchen is good sized and fully loaded with about every tool and pan you could want to make excellent meals. I don’t like to eat out, so I often cook and love to share the food, work and of course the expenses for food, something else to talk over.
The laundry room is also shared and set for use on a rotating basis. Laundry must be done during afternoon and evening hours with no early hours as it is on the south end and can be very loud. 
This rental includes a large, fenced backyard in need of some help, something to discuss. Bar-b-Qing is always a favorite and is favored whenever the spark hits.
For those of you who love to garden, there is a large greenhouse and veggie garden. Also on the property is a nice rose garden, 8 types of fruit trees, 2 nut trees, and 4 types of berries, including grapes. It is a gardeners dream!
The rent includes all the normal utilities such as a limited house phone, wired or Wi-Fi internet service, electricity, gas, water, sewer, garbage, and alarm service if wanted. I offer Netflicks, Amazon prime, and other internet-based services.
I am asking for First, Last and Deposits depending on whether you want one room. $800/month, or if you want the suite, $1200/month, and if you have an animal or not. I would like half a month rent for the deposit plus a bit more for an animal deposit. 
I do require a standard rental agreement to protect us both so if you can't sign a contract or pass a background check don't make contact on this ad. I do care about your background but not a credit score, but I do want a couple recent rental references.
I want to start on a month-to-month lease for a couple months then move to a longer lease as we decide we are happy in the same house. We can talk about that during our meeting. 
Dogs or cats are okay with an additional deposit so long as they are quiet and well-kept after. I have two very large dogs, one 10-1/2 and the other is 4 years old. I also have an outdoor cat you’ll probably never meet, he’s very shy. I am responsible for these animals at all times and work from home, so a renter will never need to be concerned with my pets, hope you are this way also.
If you are afraid of dogs or just don't like them, then this is not the place for you! Service animals are always welcome with no deposit.
You will need to have a car, as the nearest bus stop is several blocks away. There is off street parking and the neighborhood is quite secure and never has problems. The street is not a through street so very little traffic and it's mostly slow traffic.
I have no problems with Marijuana being smoked or vaped in the house but smoking cigarettes in or near the house is frowned on. You must always stay within the law, ignoring this rule is grounds for immediate eviction. 
And Please don't expect to have a lot of people coming and going, this is not only my home but my workplace and it must be kept fairly quiet. I don’t mind short visits but don’t want overnight visitors.
Attention, harder drugs and constant alcohol use are not welcome. An occasional drink is acceptable, but drunkenness is not acceptable and grounds for eviction.
Additionally, I do not smoke cigarettes and prefer someone who doesn't smoke them but will allow outside smoking away from doors and windows, if necessary, proper cleanup is expected.
