Rental Terms / Process are as follows:
1. Free Application (verifying monthly income, credit, reference etc.)

 1.b. Verification of information on the application 
2. Showing of Property
3. Background Check with Tenantcloud ~ $40 (can be changed depending on what the company will charge)
4. Online Lease Agreement (sign and send via email)
5. (If leasing for more than 3 months) Have utilities set up by move in date - internet, trash, electric (CPS) and water (SAWS) - manager will verify this with companies
6. Have a look at the property one last time with manager and look for anything to fix
7. Move in
- Completed applications approved on "first-come, first-served" basis
- Minimum 2 month lease - 2 or 3 month lease will be $2,750 a month and more than 3 months will be $2500 a month
- Security Deposit will be the same as a month's rent
- Approved Applicants are required to execute a Lease Agreement and submit the full security deposit within 48 hours after approval of the Lease. 
- The Lease start date must be within 10 days after approval.
- There are HOA fees, but they have been paid for by the owner
- No pets - unauthorized pet will result in $500 fine and repeat will result in eviction
- There will be a quarterly maintenance (if leasing for over 3 months) where a manager(s) will do maintenance - Tenant will be notified at least 7 days before the maintenance visit
- There will be pest control already paid for by the owner
- There will be water filtering services from Coway every 6 months.
