Moll Properties was founded by Simon and Monica Moll, both Cornell Graduates who fell in love with Ithaca and all it has to offer. Simon came all the way from Adelaide, South Australia to study at Cornell University as a graduate student and met Monica, a New Jersey transplant who was also finishing graduate school at Cornell. Having come from humble graduate student backgrounds, we understand the need for affordable quality housing for both students and young professionals in the Ithaca area. We love what we do and it shows in the quality of the management and maintenance of our properties. We strive to make the experience for all of our tenants the best possible one while they are living in our properties. The apartment layout is two bedrooms, one large and one on the smaller side; one living room, a spacious kitchen, and a bathroom with cast iron alcove tub. It is not the largest apartment, running at about 600 square feet, but the spacious kitchen and addition of a back yard and front porch add to the feel of the space.
 
Tenants are responsible for all utilities - electric, gas (furnace, range/oven, and dryer), and water/sewer. Naturally these expenses will be higher the more frequently laundry is done, the oven is used, and the higher the heat is kept, so price ranges can vary widely person to person. I&apos;d estimate the utilities to average in the neighborhood of $150/mth total for everything.
