Our requirements of tenants are as follows:
A tenant's income must be 3x the amount of rent. 
The tenant must be able to present the following AT signing:
1 full month's rent
A full security deposit (the amount of which is equal to a full month's rent) for each adult applicant. 
$75 leasing fee 
If not paid already at the time of signing, a $35 application fee. 
Proof that utilities have been switched into the tenant's name. 
Proof of renter's liability insurance–we require tenants to have renter's liability (covers damage that tenant does to the rental property) in the amount of at least $300,000.
PETS ARE ALLOWED ONLY UPON APPROVAL OF MANAGEMENT. IF A PET IS APPROVED, TENANT MUST PAY:
$45 per month in pet rent, per pet
An additional $300 deposit. 
BOTH THE ADDITIONAL DEPOSIT AND 1 MONTH'S WORTH OF PET RENT WILL BE REQUIRED AT SIGNING AS WELL.
