The land for sale is near Little Kansas, Oklahoma, near the Illinois River. It is located in Illinois River Ranch, about 1 hour and 15 min from Tulsa. It is also located only about 30 min from Fayetteville, AR. This area is a great opportunity for hunters as there is a lot of deer and turkey.

You will be responsible for association fees of $12/month per lot you own. You will own 5 lots so it will be $60 a month for the association fees. This entire fee may be going away and in the near future you would not have to pay for it any more.

The association fees include FREE canoe and raft rentals, Free RV campsites with utility hook ups, FREE use of a very nice clubhouse with a river view, access to fishing and swimming areas, road maintenance and security. Just stay at the RV Park a few times during the summer and you will save the amount you pay in fees. I recommend parking your camper at the park for free and hunting on your land, or enjoying the canoes for the day or weekend. Here you will be able to come and park at the RV site with free electric and water then drive a short distance to your land to hunt on. Of course you can also park your camper or pitch a tent on the property. It is so quiet and peaceful there. There are no neighbors for a few hundred yards. It is off an easily accessible dirt road. Words cannot express how beautiful this area is. During the colder months, eagles are frequently seen soaring the bright blue skies, and watching them is a popular pastime. 

The lots are Block 3A Lots 37-40 and lot 49. You could either build a small house or just park your trailer or 5th wheel on the land. You will have to do dirt work to build a house. It's also great for tenting. The road to the lot is a well maintained dirt road. The road to the dirt road is a nice well maintained rock road. The lot is 100% wooded. There is electric directly across the street. Sewer and water are not on the land. I encourage you to go and view the land. You cannot see the river from the property; however Illinois River Ranch sits along side of the Illinois River. As a part of Illinois River Ranch, they offer private access to the river.

Directions from Tulsa: 

Take Right fork onto CHEROKEE TPKE (Toll applies) 
Take the KANSAS/TAHLEQUAH exit (Toll applies) 
Turn Right on US-59 
Continue on OK-10-SCENIC 
Turn Left on CHEWEY RD(CR-D0660) There will be a White Illinois River Ranch sign there
Turn Right just after you cross over the river. There will be a rock tower, turn right there (chief Swimmer Road) You will be traveling with the river on your right and pass bathrooms and canoes on your left and a clubhouse on your right. When you come to a stop sign turn left. 
Turn Left on WILEY RIDGE RD 
Turn Right onto Chief Keeler Ridge Rd.
Turn Left on Milan Ridge Rd.
Turn Right on FICKEN RIDGE RD - Stay on this until it turns sharp to the left, you want to go straight instead. The sign has been knocked down so it is not marked. The road is not traveled so there is grass grown up in the middle. 
Bear Left on BEAVER RIDGE RD; its on left side right after undeveloped Road
It is marked with Orange Ribbons. There is also a silver sign on each of the lots nailed to a tree.
