If a person is considering a lease to own option for $320k, then $500 of the $2400 per month goes toward down payment. No owner financing. That $500 would go in an escrow but could only be used for purchase of the house. If you don't buy it, then money would be forfeited. It would only be towards the down payment of this house. All maintenance and repairs would be responsible of the person buying the home. I hope that makes sense.
