• TREES. The house is surrounded by large trees, and the middle yard is semi-secluded.
• RENT UNLIKELY TO GO UP WHEN LEASE RENEWS. I generally dont raise rent when tenants stay after their original lease terms end. Ive done it only once since 2014, and only twice since 2005. In two cases, I lowered rent.
•⚡ SUPER-RESPONSIVE MAINTENANCE⚡ . I live on the same block and take care of most maintenance requests the same day or next day.
