Minimum rental requirements include the following:

- Household verifiable gross monthly income must be three times the rental rate.

- FICO > 620, lower scores may be accepted by offering an additional security deposit.

- Debts to previous landlords must have been satisfied. An eviction can be grounds for denial.

- Felonies for the past ten years related to property damage, illegal substance manufacturing or distribution, or assault will not be accepted. Other criminal activity may be grounds for denial.

- All bankruptcies must already have been discharged.

- All current or pending collection accounts owed to any utility companies past landlords must be paid in full, with no exception. The collection agency or utility company must provide a receipt stating the collection fee has been paid or settled.

- A 24-month rental history is required. A cosigner or additional security deposit may be addressed less than 24 months of rental history.
