Proof of employment and three months of current pay stubs. Employment and income will be verified. Good standing with prior landlord will be verified. May not have a prior criminal record or a record of prior bankruptcy or evicton. Criminal background will be checked.

Annual income must be 2.5 times than the annual rent. Put another way: Annual rent cannot exceed 40% of annual income.

No smoking in premises, no cats or certain breeds of dogs (see lease stipulations).

Minimum 12-month lease unless owner agrees to shorter term at higher rent rate.
