TERMS:

1 bedroom 1 bath apartment #301 at Park Manor Apartments renting for $1620 /month. Screening fee of $25/applicant.

Refundable deposit of $1458. Non-refundable fees $162.

Lease duration offered: 12 months lease.

Resident pays for water/sewer, electricity and garbage.

Regarding pets, only 1 cat is permitted with a pet deposit, proof of pet license, vaccinations, and spaying/neutering. Dogs are not allowed.

No smoking on the premises or in the apartment home.

Free off-street parking for one car, on a first-come first-served basis. Convenient street parking.

Steps to apply and charges:

1. Submit the application online (attaching proof of income & picture ID. (all residents must be screened).

3. Holding fee $ 405 (which becomes part of the total Security Deposit of $1458 upon lease start date).

Holding fee is not refundable if applicant cancels move in.

4. Security Deposit and Pet Deposit are refundable.

5. Paystubs for the last 30 days. Proof of income required (Total combined for all household members) is 3 x the rent amount gross income before taxes.

Landlord's reference should be positive. (Current resident has reference from landlord).

6. Credit score required 650 minimum. Score 650-680 requires deposit of last month’s rent.

7. Please review the comprehensive screening criteria.

8. Due by the lease start date: Prorated rent amount (TBD based on your lease start date); The remainder of Security Deposit (Refundable). The non-refundable cleaning fee of $162 and a copy of your Renter’s Liability Insurance for the unit if you wish to purchase it privately. If you wish to get renter’s liability insurance from owner’s vendor, it will be charged to your ledger $11/month. If purchased privately, insurance should mention “Park Manor Apartments” as “Additionally Insured” with a coverage of $100,000 minimum.

9. The resident pays Utility Systems for their water/sewer and trash service. The resident pays Seattle Light for electricity. For residents in this property, utilities are billed directly to the resident from the utility billing companies.
