This is a unfurnished Room Rental. Amazing 1 bedroom, 1 Shared bathroom house in Douglasville. Amenities included: central air, central heat, dishwasher, and laundry in building. Utilities included: electricity, heat, gas, internet, air conditioning and water. Is not pet friendly. Date Available: Feb 12th 2022. $600/month rent. $300 security deposit required. TENANTS AGREE TO THE FOLLOWING:
1) to keep from making loud noises, disturbances, to play music and broadcast programs at all times so as not to disturb other people's peace and quiet. If work in needed on site work will between 7:30am till 12noon
2) to accept the dwelling "as is," having already inspected it.
3) to keep yard and garbage areas clean, will take out there garbage. Will help move the can to the curb. Night before pickup.
4) Will not threaten or allow your guests to threaten other tenants or there guests.
5) The landlord is not at your beck and call. I work and sleep as well. I will address them as I can. Please submit a written request with picture if possible. Emergencies are of course notify me immediately.
6) not to paint or modify the dwelling without first getting Owner(s) written permission.
7) to park motor vehicles in the assigned space and to keep that space clean of oil drippings and grease.
8) not to repair motor vehicle on the premises.
9) to allow Owner(s) to inspect the dwelling, work on it, or show it to prospective tenants at any and all reasonable times.
10) not to keep any liquid-filled furniture in this dwelling.
11) to pay rent by check, money order or use Paypal made out to the Owner(s) (returned checks will have applicable late payment fees). Fee for returned checks is $40 plus $50 late fee
12) to pay for repairs of all damage, they or their guests have caused.
13) to pay for any windows broken in the dwelling while they live there.
14) to not install window AC/heat units. Can have the free standing units but have to keep water empty. Small space heater allowed but need to be radiator type.
15) to not smoke, or vape inside the house. If smoking outside will not litter butts on ground. Or other trash from smoking. Back porch is a smoking area.
16) to give owner 2 weeks to repair an item that faults/fail
17) Will not leave food out. As to thaw or walk away.
18) Will clean dishes use by self and keep cooking area clean. Any cook ware that is not your own is clear of food and ready for someone else to use once done cooking.
19) Shared bathroom is everyone responsibility to keep clean. When using the bathroom once done you make sure there are no poo stains in the toilet. Will not use oil in the shower. You will supply your own toiletry items.
20) If you have a plumbing issue that requires me to fix it. It is a $80 fee. This is clogged drains due to misuses. If a plumber has to be called there cost is the fee.
21) If you have to have more IT help than just be given the pass code for the Wifi it is $100 fee.
