Important information:

1. There are two units within this building - the units are unfurnished. As the units are not separately metered the utilities listed below are in the name of the landlord and monthly each unit will be billed as follows: Unit 17803 (upstairs, four bedroom) at 70% ~$300.00 per month and 17805 (downstairs, one bedroom) at 30%.

These numbers are based an estimated average for 6 months of bills, every 6 months the average will be reevaluated to insure it is still accurate and fair.

2. Upstairs has control of the heat in the winter months please keep heat at 70 degrees F unless another temperature is agreed upon between the upstairs and downstairs occupants.

3. The breaker box resides in the lower unit.

4. Each unit is responsible for organizing and paying for their own garbage and recycling bins and the timely removal of the garbage and recycling from the property.

5. Each unit is responsible their own TV provider and/or internet.

6. Laundry is shared in the basement / 1 car attached garage area. Upper unit has access around the side of the house and through a key code garage door.

7. The upstairs has use of the one car garage/ laundry room as a storage area, should they choose with the knowledge that the lower unit has access to this area for laundry.

8. The landscaping at the front and side of the properties are the responsibility of the upstairs unit. The back yard area is shared between the two units with areas for each. The maintenance of each unit's area is their own responsibility. There will be semi annual professional help to maintain the major landscaped areas and water features.

9. The attached two Car garage is used and maintained by the landlord and is not available to either unit.

10. No smoking or vaping in any interior spaces on the property at any time. Smoking or vaping is permitted in each units designated exterior areas.

11. The three Parking Spaces out front are reserved for the upper unit, while the parking along the side of the house is reserved for the lower unit.

12. Pet deposit fee is $300 per pet (up to 2 cats) - refunded upon completion of your tenancy and no notable pet related damage.

13. There is a $30.00 non-refundable move in fee.

14. Security deposit will be one months rent ($2700.00).

15. Rent is due on the 1st of the month; utilities are due on the 15th of the month (if these dates fall on a weekend, than on the next business day).

16. Direct deposit is the preferred payment method.
