TOURS: We are 100% rented – please play the Virtual Tours on our website. Tours are by appointment for all occupied apartments only, currently. In Person Tours will be set up on an appointment only basis; once we get confirmation of your preferred apartment, preferred move in date and # of persons that will be residing in the apartment, then we can then set up a tour.
SUBMIT APPLICATIONS: Go to [Use CALL or EMAIL to get in touch] - Click on 'APPLY NOW' to send us your APPLICATION ($50 per applicant - applicants over 18 and co-signers must submit application). Multiple applicants, must submit applications in same time frame, so we can process together. Complete entire application. ALL persons living in the apartment need to be identified on the application and the lease. Missing info will delay the process. Must attach Proof of Income and a valid photo ID to application. Renters Insurance is mandatory, proof required prior to move in.
QUALIFIERS: ALL Applicants are processed using 4 qualifiers: Credit Score 675+; Income qualified at 3x’s the Rent; Background Check; Good Rental History. Security Deposit $900 (on approved credit; pending application decision). Additional Deposit of up to 1 months’ rent if a Co-signer needed… Having NO or bad Credit, will not qualify. If a Co-Signer needed, it must be an immediate family member only and they will submit an application within 24 hours of initial decision or the application will be denied. Complete entire application, as missing info will delay the process or deny the application for being incomplete.
Residents must pay rent through resident online portal (ZPG will send link to resident to set up account - after approval).
No Winter Lease End Dates – no leases end September through February. No month-to-month leases. Require a 2 full months’ notice to renew/vacate, due at least 2 full months prior to current lease end date. Apartment Transfers & Roommate Changes require prior Management Approval and incur Fees. We do not allow subletting.
City Gables has 1BR and 2BR floor plans. 1BRs Range from $975 - $1150 and our 2BRs range from $1300 - $1650… Prices depend on availability, apartment size, floor plan, building location, view; and style - Classic and Remodeled Apartments.
- Parking - Heated underground parking - $50 Garage Parking is assigned - one space per apt - per availability.
- Parking Lot - Free parking in the lot or street parking.
- Permit Parking - Must own, insure and register all vehicles ( on-site parking ).
- Pool - Outdoor heated pool - spacious sun deck. CLOSED in Winter.
- Clubhouse - Fully remodeled with full kitchen, dining area & visiting area.
- Laundry - On each floor w/Laundry Card Readers and Add Value Station on site.
- Trash Chute and Storage Room with FREE storage locker.
- Pet Policy - Cats Only. Cat Deposit is fully refundable $150 Pet Deposit; $25 Pet Fee/month.
- Elevator – in each building / front lobby.
- Internet – Xfinity, CenturyLink, Cell provider – resident responsible to set up and pay own internet. NO DISH.
- Utilities Xcel – Electric. Residents pay 100% of XCEL electricity; metered per resident actual use.
