Utilities: Tenant pays electric. Owner pays gas, water and garbage.
The building: very clean and maintained well with an on-site Resident Manager. Coin operated washers and dryers in the building are available to use 24 hours per day. State of the art digital surveillance system.
Within 2 blocks: Union Square shopping & Powell Street BART/Muni Station.
Boeddeker Park across the street: Urban park features beautiful gardens, workout equipment, outdoor seating, basketball half-court, and community clubhouse.
One cat will be considered on a case by case basis with good landlord references and additional $500 deposit. Dogs are not permitted.
No garage onsite, however there are several garages/lots nearby where parking can be rented on a monthly basis.
12 month lease, then month-to-month with rent control. Unfurnished. Non-smoking unit.
$40.00 application fee. Qualified applicants will have established a good credit history, have at least two good references from prior landlords, and meet minimum income requirements (2.5x the monthly rent in gross income for one occupant, or 3x the monthly rent in combined gross income for two occupants). Co-signers will not be accepted.
*FREE RENT offer: if a 13 month lease starts within 30 days, then rent will be free in the 13th month, resulting in a net rate of $1103/month. This means your lease will show the base rent of $1195/month, however since you’d only pay that 12 out of 13 months, the net monthly rate is $1103/month.
Funds due at lease signing: $1195 first month's rent + $1000 deposit (on approval of credit) = $2195 total
